The 30x40 house construction cost in Bangalore for a G+1 home is roughly ₹38 lakh in the Basic package, ₹46 lakh in Premium and ₹54 lakh in Royale, based on about 2,000 sq ft of built-up area. A 30x40 site (1,200 sq ft) is the most common plot size in Bengaluru, so this page shows the full maths for G+1, G+2 and G+3. All figures are approximate and exclude the items listed as not included.

30x40 house construction cost in Bangalore in 2026

Our turnkey rates for 2026 are ₹1,900 (Basic), ₹2,300 (Premium) and ₹2,700 (Royale) per sq ft of built-up area. GST is shown separately in the BOQ. To find your cost, multiply the rate by the total built-up area of all floors.

For a 30x40 plot, after BBMP setbacks, the typical built-up area per floor is about 950 to 1,050 sq ft. We use 1,000 sq ft per floor as the mid-point in the tables below. This is an assumption. Your own number depends on road width, your plan and the rules that apply to your plot. Please verify current rules with the authority or ask us to check.

30x40 G+1 house construction cost (about 2,000 sq ft)

A ground plus one floor house has two floors, so the built-up area is about 2 x 1,000 = 2,000 sq ft. This is the most popular choice for owners who plan to live in the house themselves.

PackageMaths (2,000 sq ft)Approximate costRange for 1,900 to 2,100 sq ft
Basic2,000 x ₹1,900 = ₹38,00,000₹38 lakh₹36 to 40 lakh
Premium2,000 x ₹2,300 = ₹46,00,000₹46 lakh₹43.5 to 48.5 lakh
Royale2,000 x ₹2,700 = ₹54,00,000₹54 lakh₹51.5 to 56.5 lakh

These are approximate, rounded to the nearest ₹0.5 lakh, and exclude plan approval fees, compound wall, gate, sump, borewell, BESCOM and BWSSB charges, interiors and GST.

30x40 G+2 house construction cost (about 3,000 sq ft)

With three floors, built-up area is about 3 x 1,000 = 3,000 sq ft. Many owners choose G+2 to live on two floors and rent out one.

PackageMaths (3,000 sq ft)Approximate costRange for 2,850 to 3,150 sq ft
Basic3,000 x ₹1,900 = ₹57,00,000₹57 lakh₹54 to 60 lakh
Premium3,000 x ₹2,300 = ₹69,00,000₹69 lakh₹65.5 to 72.5 lakh
Royale3,000 x ₹2,700 = ₹81,00,000₹81 lakh₹77 to 85 lakh

30x40 G+3 house construction cost (about 4,000 sq ft)

A G+3 building has four floors, so built-up area is about 4 x 1,000 = 4,000 sq ft. This suits owners who want rental income from several units. Whether G+3 is allowed on your plot depends on the rules and the road width, so check this first.

PackageMaths (4,000 sq ft)Approximate costRange for 3,800 to 4,200 sq ft
Basic4,000 x ₹1,900 = ₹76,00,000₹76 lakh₹72 to 80 lakh
Premium4,000 x ₹2,300 = ₹92,00,000₹92 lakh₹87.5 to 96.5 lakh
Royale4,000 x ₹2,700 = ₹1,08,00,000₹1.08 crore₹102.5 to 113.5 lakh

Taller buildings need a stronger foundation, more steel in columns and a planned lift or staircase. The structural engineer confirms the design, and the final BOQ may differ from this simple multiplication. Use this table for first planning only.

Cost per floor on a 30x40 plot

It helps to know what one floor costs. At 1,000 sq ft per floor, one floor costs about 1,000 x ₹1,900 = ₹19 lakh in Basic, 1,000 x ₹2,300 = ₹23 lakh in Premium and 1,000 x ₹2,700 = ₹27 lakh in Royale. When you add a floor later, you also pay for strengthening and joining work, so it is cheaper and cleaner to decide the number of floors at the start. If you may add a floor in future, tell your designer now so the foundation and columns are made for it.

Typical 30x40 layouts and how they affect cost

The cost is set by built-up area, but the layout decides how useful that area is. Here are layouts we see often on 30x40 sites. See also our page on 30x40 house plans in Bangalore.

Layout 1: parking and 1BHK rental on the ground floor, family duplex above

This is a very common plan. The ground floor has covered parking for a car and a bike, a small 1BHK for rent, and the staircase. The first and second floors form a duplex for the family or two separate homes. It works well as G+2 (about 3,000 sq ft). The rent from the ground floor helps with loan payments or monthly expenses.

Layout 2: owner on ground floor, tenant above (G+1)

The family lives on the ground floor with a 2BHK or 3BHK, a pooja room and a small parking area. The first floor is a 2BHK for rent with a separate staircase. Built-up area is about 2,000 sq ft.

Layout 3: independent family house with large rooms (G+1)

Three or four bedrooms across two floors, with a living room, a dining room and a kitchen on the ground floor. Parking sits in the front setback or under a part of the building.

Layout 4: rental building with one unit per floor (G+3)

Parking on the ground floor, and three 2BHK units above. This gives the most rental income but needs careful planning of stairs, water tanks, meters and approvals.

What is not included in the 30x40 cost

Keep a separate budget for these. Also keep a small reserve for changes you may want during construction.

How to keep a 30x40 house within budget

  1. Decide the number of floors early. Adding a floor later costs more and takes more effort.
  2. Use a regular shape. A simple plan reduces material waste and labour.
  3. Stack kitchen and bathrooms. This shortens plumbing lines and makes repair easier.
  4. Keep the plan fixed once drawings are approved. Moving walls after casting is the biggest cause of extra cost.
  5. Pick finishes within the allowance. Tiles, sanitary ware and doors are priced up to a limit. Choose within it.
  6. Do interiors later. Complete the house first. Add wardrobes and false ceiling as budget allows.

How we quote and build a 30x40 house

We give you an itemised BOQ with every brand named. A written agreement follows, with approved drawings. Payments are stage-wise, so you pay only for completed stages. A site engineer does stage-wise quality checks, and you receive weekly photo and video updates. Material test reports are kept, and at handover you get a complete file with the agreement, drawings, BOQ, test reports and handover documents. A 3D or VR walkthrough of the design is available on request through a partner service.

Timelines we usually quote are 8 to 10 months for G+1 and 10 to 14 months for G+2, depending on plot, design and approvals. We build in Bengaluru and Mysuru, and homeowners in areas such as RR Nagar, Kengeri and JP Nagar come to us for 30x40 homes.

Plan your payments for a 30x40 house

Payments follow the stages of work, as written in the agreement. For a G+1 home of about 2,000 sq ft in Premium, the total of about ₹46 lakh is spread over the foundation, plinth, slabs, walls, plastering, flooring, finishing and handover stages. This matches an 8 to 10 month schedule. If you plan a bank loan, keep your own contribution ready for the early stages. Do not forget to keep funds ready for the items that are not included, such as approval fees, compound wall, sump, borewell and connections.
