House Construction in Nelamangala, Bengaluru

Many families now look for house construction in Nelamangala, on the Tumkur Road side of Bengaluru, because plots are larger and land is more affordable than inside the city. Matrix Realty builds turnkey houses here, from drawings and approvals to handover, with stage-wise payments and regular site checks.
Building a house around Nelamangala: the local picture
Nelamangala lies on NH-48 (Tumkur Road), about 30 to 35 km from the centre of Bengaluru. The belt we speak about here includes Nelamangala town, Dasanapura, Madanayakanahalli, Sompura and the villages along the highway. Many buyers are people working in the Peenya and Dabaspet industrial areas, transport and logistics workers, and families who want more space for the same money.
Plot sizes are more varied than in the city. In developed layouts you will find 30x40, 30x50 and 40x60 sites. In newer private layouts and farm-land conversions, plots of 40x60 and above are common, and some are one or two guntas. Larger plots allow a house with a garden, a parking area for two cars and room for a future extension. They also allow a rental portion at the back or on the upper floor.
Connectivity is the main reason for demand. The highway gives a direct run to Peenya and Jalahalli. Dabaspet and the nearby industrial areas give job options within a short distance, and the Bengaluru–Tumkur road corridor is a busy freight and bus route. Check the latest status of metro and suburban rail extensions before making any rental-income plan around them, since timelines change.
Soil, water and road access
Soil on this side is often red or murrum, and some plots are on former farm land. Hard rock can also appear at some depth. We always advise a soil test, because foundation depth and cost depend on it. Borewells are common, and water depth varies by layout. Plan the borewell, sump and rainwater harvesting at the start. Also check the road to the plot. In some new layouts the roads are mud roads, and during monsoon trucks may not reach the site easily. This can affect the schedule, so confirm access before you start.

Cost snapshot: 30x40 G+1 house near Nelamangala
As an example, a 30x40 plot (1,200 sq ft) gives about 950 to 1,050 sq ft built-up per floor. For G+1 we assume about 2,000 sq ft in total. These are our 2026 turnkey rates per sq ft of built-up area, with GST shown separately in the BOQ.
| Package | Rate per sq ft | Approx. cost for 2,000 sq ft |
|---|---|---|
| Basic | ₹1,900 | ₹38 lakh |
| Premium (most chosen) | ₹2,300 | ₹46 lakh |
| Royale | ₹2,700 | ₹54 lakh |
These are approximate and exclude plan approval fees and statutory charges; compound wall, gate, sump and borewell; BESCOM and BWSSB connection charges; interiors (modular kitchen, wardrobes, false ceiling); and GST. Verify current rates.
Two items deserve extra attention outside the city. First, on larger plots the compound wall, gate, borewell and sump can be a bigger share of the budget, and they are not in the package rate. Second, water and sewage: where there is no BWSSB line, you will depend on a borewell and a septic tank or soak pit, and electricity comes from BESCOM. Budget for these separately. Our house construction cost guide lists what changes the final number.
Approvals in Nelamangala: a different route
This is the part that surprises many owners. A large part of the Nelamangala belt does not come under BBMP. Depending on the exact survey number, a plot may fall under:
- Nelamangala Town Municipal Council, for sites inside the town limits.
- BMRDA (Bangalore Metropolitan Region Development Authority), where the area is within the regional planning limits.
- A gram panchayat, for village-side sites.
The authority decides the approval route, the documents needed and the fees. In general, you will need the title papers, the correct khata (for example, a khata or eKhata that the local body accepts), a land-use status that allows a house, an approved layout or conversion order where it applies, and a plan drawn to local rules. Rules and fees change, so please verify them with the concerned office or ask us to confirm for your survey number.
A few points we advise every owner here:
- Confirm land use. Agricultural land needs proper conversion before building.
- Check that the layout is approved by the competent authority. Plots in unapproved layouts can bring approval and loan problems.
- Ask for the khata type and check it with the local body.
- Do not start the foundation before the plan sanction or the permission is in hand.
Plan approval is handled as part of our turnkey service, and fees are paid by the owner. If you want to understand the city process for comparison, read our BBMP plan approval guide.
Distance from our office and how site visits work
Our office at Excel Coworks, 80 Feet Road, NGEF Layout, Nagarabhavi, is in west Bengaluru. Nelamangala is roughly 30 to 35 km by road. The drive normally takes 60 to 100 minutes depending on traffic on Tumkur Road, which can be heavy in the morning and evening. We plan visits to avoid peak hours.
During construction you get the same system as in the city: a written milestone schedule, a site engineer with stage-wise quality checks, weekly photo and video updates and stage-wise payments. At the end you get a complete handover file. This matters more when the site is far from your home, since you may not be able to visit every week.
Since the site is outside the city, we also plan material supply early. Steel, cement, blocks and sand should be scheduled ahead, and the monsoon months need extra planning for road access. See the house construction timeline guide for how these affect the schedule.

Frequently asked questions
Do you build houses in Nelamangala and Dasanapura?
Yes. We serve all areas of Bengaluru, including the Nelamangala, Dasanapura and Madanayakanahalli belt on the Tumkur Road side. We visit the plot first, check the access and the documents, and then share an estimate.
Is plan approval done by BBMP in Nelamangala?
Not always. Depending on the survey number, the plot may come under the Town Municipal Council, BMRDA or a gram panchayat. Each has its own process and fees. We check which authority applies to your plot and handle the approval as part of the turnkey service.
What is the cost of house construction in Nelamangala?
Our 2026 turnkey rates are ₹1,900, ₹2,300 and ₹2,700 per sq ft for Basic, Premium and Royale. A 30x40 G+1 house of about 2,000 sq ft is roughly ₹38 lakh, ₹46 lakh and ₹54 lakh. Approval fees, compound wall, sump, borewell, utility connections, interiors and GST are extra. Verify current rates.
My land is agricultural. Can I build a house on it?
Normally the land must be converted for residential use first, and the conversion order should be in your papers before the plan approval. Check this with the concerned office. Do not start work without it.
Do I need a borewell and septic tank?
Where there is no BWSSB water or underground drainage line, yes. These are not included in the package rate, so add them to your budget. We plan their location along with the house layout.
How long does construction take here?
A G+1 home typically takes 8 to 10 months and a G+2 home 10 to 14 months. For plots outside the city, approval time and monsoon road access can add some time, so we discuss this at the start.
