If you search for home builders in Bangalore, you will see two very different kinds of companies in the results. One kind builds apartments and sells flats. The other kind builds independent houses on the plot you already own. This page explains the difference, and what a family building its own house really needs from a builder.

Home builders in Bangalore: two different businesses

The word "builder" is used for both. But the work, the risk and the relationship with you are very different.

Neither is wrong. An apartment may suit someone who wants a ready home with shared amenities. But if you already own a plot in Bengaluru, an independent house gives you more space, more privacy and more control. For that, you need an individual home builder.

What a family building on its own plot really needs

A family that builds on its own site is the owner, the buyer and the project manager at the same time. Most of them have a job and no experience in construction. So what do they need from a builder?

1. A plan that fits the plot and the family

Plots in Bengaluru are usually 20x30, 30x40, 30x50 or 40x60. After BBMP setbacks, the usable area becomes smaller. A good builder explains what you can build on your plot and how many floors are possible. For example, a 30x40 plot (1,200 sq ft) usually gives about 950 to 1,050 sq ft of built-up area per floor. Please treat these as indicative. The final area depends on the approved plan.

The design should also fit how your family lives. A joint family needs different rooms than a young couple. A rental income plan needs separate entrances and meters.

2. One cost that does not keep changing

The biggest fear is cost increase. It happens when the quote is vague and changes happen on site. Ask for an itemised BOQ with brands, and ask what is not included. For us, the list of exclusions is plan approval fees and statutory charges, compound wall, gate, sump and borewell, BESCOM and BWSSB connection charges, interiors and GST.

3. Control without daily running around

You should be able to see the work without standing on site every day. Weekly photo and video updates, a site engineer you can call, and a written milestone schedule give you this.

4. Payment that follows the work

You should pay for what is done. Stage-wise payments protect you. If a builder asks for a large advance before any work, think twice.

5. Proof of quality

Quality is hard to see once plaster and paint cover the structure. So you need stage-wise checks and material test reports while the work is open. These also help if you sell or take a loan later.

6. Papers at the end

Many owners do not receive proper drawings and documents after handover. Then even a small repair becomes difficult. A complete handover file should have the agreement, drawings, BOQ, test reports and handover documents.

How it works: 7 steps

  1. Enquiry. You tell us about your plot, family and budget.
  2. Site visit. We see the plot, the road, the slope and the neighbouring buildings.
  3. Design and drawings. We prepare the plan, elevation and engineering drawings. You approve them. A 3D or VR walkthrough is available on request, through a partner service.
  4. BOQ and agreement. You get an itemised BOQ and sign a written agreement with payment stages.
  5. Approvals. We handle plan approval as part of turnkey. Fees are paid by you. See our BBMP plan approval guide.
  6. Construction with stage QC. The site engineer checks quality at each stage. You get weekly updates.
  7. Handover. You receive the keys and the complete handover file.

We typically quote 8 to 10 months for a G+1 home and 10 to 14 months for a G+2 home. The time depends on the plot, the design and the approvals.

Questions to ask any home builder in Bangalore

Use these questions with every company you meet. They are short, and the answers tell you a lot.

  1. Do you build independent houses on my plot, or only apartments?
  2. Can I see a sample BOQ with brands?
  3. What is not included in your rate?
  4. How and when do I pay?
  5. Who is the site engineer, and how often will he be on site?
  6. Will I get weekly updates and test reports?
  7. What documents will I get at handover?
  8. Can I visit a site that is under construction now?

Types of home builders you will meet

When you look for home builders in Bangalore for your own plot, you will meet four common types. Each has a place.

There is no single right answer. Choose the type that matches your time, your budget and your need for control. Whichever you pick, get the BOQ, the agreement and the payment stages in writing.

Problems individual owners face, and how to avoid them

These are the problems we hear most often from families who built earlier with someone else, or who are afraid to start.

Our guide on house construction mistakes in Bangalore goes through ten such mistakes with the root cause and a fix for each.

Frequently asked questions

What is the difference between a home builder and an apartment developer?

An apartment developer builds a project on its own land and sells flats. An individual home builder constructs a house on land that you own. In the second case you decide the design and the material, and you sign a construction agreement.

Does Matrix Realty build apartments for sale?

No. We are a turnkey house construction company. We build independent houses, duplexes, rental buildings and villas on your plot, and also commercial buildings and industrial PEB sheds.

How much does it cost to build a house in Bangalore?

Our 2026 turnkey rates are ₹1,900, ₹2,300 and ₹2,700 per sq ft of built-up area for Basic, Premium and Royale. A 30x40 G+1 house of about 2,000 sq ft comes to approximately ₹38 to ₹54 lakh, excluding approval fees, compound wall, sump, borewell, utility charges, interiors and GST. Please verify current rates.

Can I build on a small plot like 20x30?

Yes, many families do. A 20x30 plot usually gives about 450 to 500 sq ft per floor after setbacks, so people often build G+2 or add a rental floor. See our 20x30 cost guide.

Who handles the BBMP plan approval?

We handle plan approval as part of turnkey. You pay the approval fees and statutory charges. The process and time depend on your plot and documents.

Do I need to be in Bangalore during construction?

It helps to visit sometimes, but you do not need to be on site daily. We send weekly photo and video updates, and the site engineer is your contact for questions.

How do I pay for the construction?

You pay in stages, only for completed work. The stages and amounts are written in the agreement. We do not ask for a large advance.

Do you build outside Bengaluru?

We build in Bengaluru and Mysuru only.
