Best House Construction Company in Bangalore: How to Judge Any Builder

Every family that builds on its own plot asks the same question: who is the best house construction company in Bangalore? The honest answer is that the best company is the one that puts everything in writing, shows you the quality checks, and lets you pay only for work that is done. This page gives you a simple way to judge any builder, and shows what Matrix Realty offers on each point.

Why "best" depends on your house and your plot

People search for the best house construction company in Bangalore and find long lists, paid ads and star ratings. These do not tell you much. A builder who is right for a 40x60 villa may not be right for a 20x30 rental building. A firm that is good at apartments may not give the same care to one independent house.

So we do not claim to be number one. We think the better question is this: what makes a construction company the best choice for you? The answer comes from your budget, your plot, your timeline and how much you want to be involved. Then it comes from proof. Papers, rates, site checks and test reports are proof. Big words on a hoarding are not.

Matrix Realty is a turnkey house construction company in Bengaluru. We have 10+ years of experience and have delivered 50+ homes and buildings. We build independent houses, duplexes, rental buildings and villas, and also commercial buildings and industrial PEB sheds. Below, we show you how we work so that you can compare us with anyone else on equal terms.

Why homeowners choose Matrix Realty

We will not say we are the cheapest or the biggest. These are the points that homeowners tell us matter, and that we can show you in writing.

You can read more about our company on the About Matrix Realty page and see our work on the projects page.

How to judge any builder: a 10-point checklist

Use this checklist with every company you talk to. It works for us, and it works for anyone else. If a builder cannot answer a point clearly, ask again in writing. A good builder will not mind.

A. Documents

  1. Company registration and tax papers. Ask for the company name, registration details and GST number. Check that the name on the quotation and the agreement is the same.
  2. A written agreement before you pay anything. Read the scope, the rate per sq ft, what is excluded, the time limit and what happens if work is late.
  3. Drawings you have approved. Ask for the architectural plan, structural drawing, electrical drawing and plumbing drawing. Do not accept "we will do it on site".

B. The BOQ (Bill of Quantities)

  1. An itemised BOQ. A quote that says only "₹2,300 per sq ft, good quality" is not a BOQ. You need a list: brand of steel, grade of cement, size of blocks, tile rate, bathroom fittings, switch brand, paint brand.
  2. Clear exclusions. Every builder leaves some items out. Plan approval fees, compound wall, sump, borewell, utility connection charges and interiors are common ones. Ask for the full list in writing so you can add the cost to your budget.
  3. GST shown separately. If GST is hidden inside the rate, comparison with another quote is not fair.

C. Stage payments

  1. Payment linked to completed work. Payment stages should match real stages such as foundation, plinth, each slab, brickwork, plastering, flooring and finishing. Be careful if a builder asks for a large advance.

D. Site engineer and supervision

  1. A named site engineer. Ask who will be on site, how often, and who you call when you have a question.
  2. Quality checks at each stage. Ask what is checked before concrete is poured: steel spacing, cover, shuttering, levels. Ask for the checklist.

E. Test reports

  1. Material test reports. Ask which tests are done and whether you will get copies. Concrete cube tests and steel and cement documents are the basics.

Our guide on how to choose a house construction company in Bangalore goes deeper on the questions to ask during a first meeting.

What to ask vs what Matrix Realty gives

This table puts the checklist next to our practice. Use the left column with every builder.

What to askWhat Matrix Realty gives

Is the agreement in writing?Yes. A written agreement with scope, rate and schedule.
Are drawings approved by me before work starts?Yes. Approved architectural, structural, electrical and plumbing drawings.
How do I pay?Stage-wise payments. You pay only for completed stages.
Who supervises the site?A site engineer, with stage-wise quality checks.
How will I know the progress?Weekly photo and video updates.
Will I get test reports?Yes. Material test reports are shared and filed.
Is there a schedule in writing?Yes. A written milestone schedule.
What do I get at the end?A complete handover file: agreement, drawings, BOQ, test reports and handover documents.
Who handles plan approval?Plan approval is handled as part of turnkey. Government fees are paid by the owner.

How to read a builder's proof

When you talk to a builder, separate claims from proof. A claim is "we use only the best material". Proof is a BOQ that names the steel brand and the cement grade. A claim is "we finish on time". Proof is a written milestone schedule that you can check every month. A claim is "our quality is good". Proof is a stage checklist and a test report.

Ask for proof on each point of the checklist before you pay any booking amount. Take your time. A house is built once, and a week spent on checking can save months of trouble later.

Packages and rates in 2026

We offer three turnkey packages. The rate is per sq ft of built-up area, counted across all floors including staircase headroom. GST is shown separately in the BOQ.

PackageRate per sq ft (2026)Who it suits
Basic₹1,900Good structure and simple finishes on a tight budget
Premium (most chosen)₹2,300Better fittings, Vastu-aligned plan, 3D elevation
Royale₹2,700Higher-grade finishes, designer elevation, dedicated site engineer

Not included in the package rate: plan approval fees and statutory charges; compound wall, gate, sump and borewell; BESCOM and BWSSB connection charges; interiors such as modular kitchen, wardrobes and false ceiling; and GST, which is shown separately.

As an example, a 30x40 plot with a G+1 house has about 2,000 sq ft of built-up area (an assumption after BBMP setbacks). That gives approximately ₹38 lakh for Basic, ₹46 lakh for Premium and ₹54 lakh for Royale, excluding the items above. Please verify current rates before you decide. Full details are on our packages page, and you can try your own plot size in the construction cost calculator.

How it works: 7 steps from enquiry to handover

  1. Enquiry. You call, WhatsApp or fill the form. We ask about your plot, family needs and budget.
  2. Site visit. We visit the plot, check access, shape, slope and nearby buildings.
  3. Design and drawings. We prepare the plan, elevation and engineering drawings. You approve them before we move on.
  4. BOQ and agreement. You get an itemised BOQ with brands and a written agreement with the payment stages.
  5. Approvals. We handle plan approval as part of turnkey. The government fees are paid by you.
  6. Construction with stage QC. The site engineer checks quality at each stage. You get weekly photo and video updates.
  7. Handover. You receive the keys and the complete handover file.

Timeline you can plan for

We typically quote 8 to 10 months for a G+1 home and 10 to 14 months for a G+2 home. The actual time depends on the plot, the design and the approvals. We give you a written milestone schedule so that you can track each stage. Read more in our guide on the house construction timeline in Bangalore.

Frequently asked questions

How do I find the best house construction company in Bangalore for my plot?

Do not depend on rankings. Shortlist three companies, ask each for an itemised BOQ, a sample agreement and a running site to visit. Compare them on the checklist above. The best company for you is the one that is clear in writing and fits your budget.

Does Matrix Realty claim to be the number one builder?

No. We do not make that claim. We show what we do: itemised BOQ, written agreement, stage-wise payments, site engineer checks, weekly updates, test reports and a complete handover file. You can judge us on these points.

What is the cost of house construction with Matrix Realty?

Our 2026 turnkey rates are ₹1,900 (Basic), ₹2,300 (Premium) and ₹2,700 (Royale) per sq ft of built-up area. GST is shown separately. Plan approval fees, compound wall, sump, borewell, utility connections and interiors are not included. Please verify current rates when you ask for a quote.

How much advance do I have to pay?

We work with stage-wise payments, so you pay only for completed stages. The exact stages and amounts are written in your agreement before work begins.

How long will my house take to build?

We typically quote 8 to 10 months for a G+1 home and 10 to 14 months for a G+2 home. It depends on the plot, the design and the approvals. You get a written milestone schedule.

Do you handle BBMP plan approval?

Plan approval is handled as part of turnkey. The approval fees and other statutory charges are separate and paid by the owner. Our guide on BBMP plan approval in Bangalore explains the process.

Can I visit a site that is under construction?

Ask us when you enquire. Seeing a running site tells you more than photos of a finished house. Our site engineer can explain what is being checked at that stage.

Which areas do you build in?

We serve all areas of Bengaluru and also Mysuru. Our office is in Nagarabhavi. We do not build outside Bengaluru and Mysuru.

What will I get at handover?

You receive the keys and a complete handover file with the agreement, drawings, BOQ, test reports and handover documents.
