“Is 20 lakhs enough to build a house?” and “Is 40 lakhs enough?” appear again and again in Google’s ‘People also ask’ box. The answer depends on one simple calculation: budget ÷ rate per sq ft = area you can build. Here it is for common budgets.

What each budget builds (construction only)

Is ₹20 lakh enough?

₹20 lakh builds about 1,050 sq ft on the Basic package — a comfortable ground-floor 2BHK, or most of a G+1 on a 20x30 site. It is enough if you build in phases: ground floor now, first floor later, with the foundation and columns designed for the final height from day one.

Is ₹30 lakh enough?

₹30 lakh builds about 1,300–1,580 sq ft — a full G+1 on a 20x30 site, or a spacious ground floor plus part of the first floor on a 30x40 site.

Is ₹40 lakh enough?

₹40 lakh builds about 1,750–2,100 sq ft — close to a full G+1 on a 30x40 site on the Basic package. Read the 30x40 cost guide for the exact numbers.

Six ways to stretch your budget

  1. Build compact: every sq ft you don’t build saves the full rate.
  2. Plan in phases with a foundation designed for the final floors.
  3. Choose a lower package and upgrade only the rooms guests see.
  4. Avoid mid-construction changes — they are the biggest budget killer.
  5. Use a construction home loan to fund later stages.
  6. Add a rental unit so the building starts paying back — see rental house construction.

Frequently asked questions

Is 20 lakh enough to build a house in Bangalore?

₹20 lakh builds about 1,050 sq ft on a basic turnkey package (₹1,900/sq ft) — a ground-floor 2BHK or most of a G+1 on a 20x30 site. It works well if you build in phases.

Is 40 lakhs enough to build a house?

Yes for a 30x40 G+1 of about 2,000 sq ft on the Basic package. Keep 10–15% extra for approvals, compound wall, sump and connections.

Can I build a house in 2 lakh?

Not a permanent RCC house in Bangalore. ₹2 lakh can cover a soil test, drawings and approvals, or a small extension, but not a full home.
