Which package suits whom?
Basic: for a strong, simple house
Choose Basic if your budget is tight or if you are building rental floors. The structure is the same strong RCC frame with Fe 550D steel. You get simple, durable finishes. You can upgrade selected items such as the main door or the bathroom fittings later in the BOQ.
Premium: for most families
Premium is the most chosen package. You get a Vastu-aligned plan, a 3D elevation, better bathroom brands, UPVC windows, AC points in all bedrooms and inverter wiring. It is a good balance for a family home.
Royale: for a higher finish
Choose Royale if you want large-format flooring, ceiling-height bathroom tiles, premium doors, glass railing, a designed elevation, EV-charging and CCTV conduits, and a dedicated site engineer with a monthly site review.
| If you are | Consider | Reason |
|---|---|---|
| Building rental floors on a budget | Basic | Strong structure, simple finish, lowest rate |
| Building a home to live in for many years | Premium | Better bathrooms, windows, electricals and elevation |
| Building a villa-style home | Royale | Higher allowances and designed elevation |
| Living on one floor and renting others | Discuss a mix at BOQ stage | Spend more where you live |
Cost of each package for a 30x40 G+1 house
Here is a worked example. A 30x40 plot gives about 950 to 1,050 sq ft per floor after setbacks. For a G+1 house, we use about 2,000 sq ft of built-up area as an assumption.
| Package | Maths (2,000 sq ft) | Approximate cost |
|---|---|---|
| Basic | 2,000 x ₹1,900 = ₹38,00,000 | ₹38 lakh |
| Premium | 2,000 x ₹2,300 = ₹46,00,000 | ₹46 lakh |
| Royale | 2,000 x ₹2,700 = ₹54,00,000 | ₹54 lakh |
The gap between Basic and Premium is ₹400 per sq ft, which is 2,000 x ₹400 = ₹8 lakh. The gap between Premium and Royale is also ₹400 per sq ft, another ₹8 lakh. These are approximate and exclude the items not included.
For other plot sizes, see 30x40, 20x30, 30x50 and 40x60 cost pages.
What is not included in any package
- Plan approval fees and statutory charges
- Compound wall, gate, sump and borewell
- BESCOM and BWSSB connection charges
- Interiors, such as modular kitchen, wardrobes and false ceiling
- GST, which is shown separately in the BOQ
Always add these to your budget, whichever package you pick.
How to compare packages from different builders
Do not compare only the rate. Ask each builder for the BOQ and check these points.
- Are brands of steel, cement, tiles, sanitary ware, switches and paint named?
- Are allowances written in rupees per sq ft or per bathroom?
- Is the rate for built-up area, and is staircase headroom counted?
- Which items are outside the rate, such as approvals, compound wall, sump and connections?
- Are payments linked to completed stages?
- Do you get a handover file with drawings, BOQ and test reports?
Market rates of other builders vary and change, so please verify current quotes yourself. Our guide on how to choose a house construction company has a longer checklist.
How we work with every package
At Matrix Realty, every package comes with an itemised BOQ with every brand named, a written agreement, approved drawings and stage-wise payments. You pay only for completed stages. A site engineer does stage-wise quality checks, you get weekly photo and video updates, material test reports and a written milestone schedule. At handover you get the agreement, drawings, BOQ, test reports and handover documents. Plan approval is handled as part of turnkey. We have 10+ years of experience, with 50+ homes and buildings delivered in Bengaluru and Mysuru.
Reading the allowances in a package
Many items in a package carry an allowance, such as "up to ₹90 per sq ft" for flooring or "up to ₹25,000 per bathroom" for fittings. An allowance is the amount included in the rate. It works like this.
- If you choose an item at or below the allowance, there is no extra charge.
- If you choose an item above the allowance, you pay the difference.
- If you choose below the allowance, the saving is adjusted in the BOQ.
Example in Premium: your living room is 200 sq ft and you choose a vitrified tile at ₹110 per sq ft. The allowance is ₹90, so the extra is ₹20 per sq ft. Extra = 200 x ₹20 = ₹4,000, plus any extra laying cost as stated in the BOQ. This simple method keeps your cost clear. Ask for each allowance in writing, whichever builder you choose.
What stays the same in every package
Three things do not change with the package. First, the structural design by a structural engineer. Second, the use of Fe 550D TMT steel and 53-grade cement. Third, the process: itemised BOQ, written agreement, approved drawings, stage-wise payments, stage-wise quality checks, weekly photo updates and a handover file. So choosing Basic does not mean a weak house. It means simpler finishes. For help on this choice, you can also read our guide how to choose a house construction company.
