Building a house in Hebbal: the local picture
Hebbal sits at the north entrance of the city, where the Outer Ring Road meets Bellary Road. Around it you have Kempapura, Sahakar Nagar, RT Nagar, Ganganagar and Manorayanapalya. The belt is well settled. Most of the demand we see here is not for fresh layouts but for rebuilding old houses and for adding floors on existing plots.
Plot sizes in the older parts, like RT Nagar and Ganganagar, vary a lot. You will find irregular sites, narrow road frontage and old house plans from the 1970s and 1980s. Sahakar Nagar has many 40x60 and larger sites, and some owners are redeveloping them into a G+2 building. Kempapura and the Hebbal side have a mix of 30x40, 30x50 and 40x60 plots.
Connectivity is the main strength. The Hebbal flyover junction links you to the airport, the city centre and Tumkur Road side. Namma Metro services run in the north corridor, and the Outer Ring Road also gives access to Manyata Tech Park and Nagawara. Because of this, rental demand is steady. Check current rents in your street before you plan units.
Low-lying land and water notes
Hebbal has a lake and several storm-water drains. Some low-lying pockets can face water-logging in heavy rain. This is a general point, not a statement about every plot. Before design, we study the road level compared with your plot level. If the plot is below the road, the plinth height and the drainage plan need extra care. A soil test is advised for every site, since the soil near old lake beds can differ from nearby high ground.

- Small commercial buildings with shops or offices on the ground floor.
- Villas on larger plots in Sahakar Nagar type layouts.

Rebuilding an old house: how we plan it
Rebuilding on a tight, built-up street needs planning. Space for material storage is limited, so we schedule deliveries in smaller lots. We also check the boundary walls and the neighbours' structures before excavation, and we note existing cracks in a written record. Basement-level digging near an old neighbouring wall needs careful shoring. A site visit tells us much more than a phone call, so we visit before quoting.
Packages and cost snapshot: 30x40 G+1 in Hebbal
Assumption for this example: a 30x40 plot (1,200 sq ft) gives about 950 to 1,050 sq ft built-up per floor after setbacks. For a G+1 house we take about 2,000 sq ft in total. Rates below are our 2026 turnkey rates per sq ft of built-up area, with GST shown separately in the BOQ.
| Package | Rate per sq ft | Approx. cost for 2,000 sq ft | Suits |
|---|---|---|---|
| Basic | ₹1,900 | ₹38 lakh | Simple, budget-first home or rental |
| Premium (most chosen) | ₹2,300 | ₹46 lakh | Own-use family home, balanced finishes |
| Royale | ₹2,700 | ₹54 lakh | Higher-end fittings and designer elevation |
The figures are approximate and do not include plan approval fees and statutory charges; compound wall, gate, sump and borewell; BESCOM and BWSSB connection charges; interiors (modular kitchen, wardrobes, false ceiling); and GST. Please verify current rates. If you want to compare packages line by line, see the package comparison, or open the house construction cost in Bangalore guide.
For a rebuild, add the cost of demolition and debris removal. This is separate from the package rate and depends on the size and type of the old structure.
Plan approval and local rules around Hebbal
Hebbal comes under the Bengaluru city civic body, and building plans are generally sanctioned through the BBMP system. The zone office and the administrative set-up can change, so we confirm the current authority when we start. In short, the process involves checking the documents, preparing a plan within setback and FAR limits, submitting online, paying fees and receiving the sanction. We handle the plan approval as part of turnkey. You pay the fees. Read the BBMP plan approval guide for more.
Some points that matter in this belt:
- Old houses may have an old khata or a house list that does not match the present records. Fix this before applying.
- Plots near lakes and storm-water drains can have buffer-zone rules. Confirm this early.
- For a rebuild, the new plan must follow today's setbacks, which are often larger than the old house had. Your usable area can reduce slightly.
- Height limits can apply in some zones near the airport corridor. Verify for your plot.
How far is Hebbal from our office?
Our office at Excel Coworks, 80 Feet Road, NGEF Layout, Nagarabhavi, is about 16 to 18 km from Hebbal. The drive usually takes 45 to 75 minutes, depending on the hour. We work in all areas of Bengaluru, so Hebbal is well within our service area. Office hours are Monday to Saturday, 9 am to 6 pm. You can also meet us at your site.
During construction, our site engineer does the stage-wise quality checks and you get weekly photo and video updates. Payments follow completed stages, so you pay for work that is done and checked. At the end you receive a complete handover file with the agreement, drawings, BOQ, test reports and handover documents.
Add a floor or rebuild fully?
Many Hebbal owners ask if they can simply add one more floor to an old house. It is possible only when the existing foundation and columns can carry the extra load. Houses built long ago often have shallow footings and no proper column design. In such cases adding a floor is unsafe, and a full rebuild is the sound choice. We check the structure at the site visit and tell you plainly which option suits your house. A new structure built to present standards also gives better parking, a proper staircase and room for a rental floor. Compare G+1 and G+2 before you fix the number of floors.

Frequently asked questions
How much does house construction in Hebbal cost?
Our turnkey rates for 2026 are ₹1,900, ₹2,300 and ₹2,700 per sq ft for Basic, Premium and Royale. For a 30x40 G+1 house of about 2,000 sq ft, that is roughly ₹38 lakh, ₹46 lakh and ₹54 lakh. Approval fees, compound wall, sump, borewell, utility connections, interiors and GST are extra. Verify current rates before budgeting.
Can you rebuild my old house in RT Nagar or Sahakar Nagar?
Yes. We serve all areas of Bengaluru. For a rebuild we visit the site, check the old structure and neighbouring walls, and plan material deliveries around the limited space. Demolition cost is separate from the package rate.
My plot is lower than the road. Is that a problem?
It can be handled, but it needs planning. We study the levels first, then decide the plinth height, drainage and waterproofing. A soil test is also advised. This avoids water-logging and dampness later.
Will my usable area reduce after rebuilding?
It can. Present setback rules are often larger than what old houses had. We prepare the plan within the rules so that your sanction goes through, and we try to use the area well.
How long will my Hebbal house take?
A G+1 house typically takes 8 to 10 months and a G+2 house 10 to 14 months. Approvals, design and plot conditions affect this. Our timeline guide shows each stage.
Do you also handle commercial buildings in this area?
Yes. We build small commercial buildings as well as homes. See our residential and commercial projects page for the kinds of work we take up.
