Kanakapura Road is one of the busiest growth corridors in south Bengaluru, and many families now plan house construction on Kanakapura Road in Konanakunte, Vajarahalli and Talaghattapura. Matrix Realty builds along this stretch with a team based at Nagarabhavi. Read on for local conditions, a cost table for a 30x40 house and the checks you should do before you buy land.

The Kanakapura Road corridor: what to expect

Kanakapura Road runs south from the Banashankari and JP Nagar side towards Kanakapura town. The stretch we get most enquiries from includes Konanakunte, Vajarahalli, Doddakallasandra, Talaghattapura and Anjanapura, with Gubbalala and Raghuvanahalli close by. Further down is Kanakapura Road proper towards Harohalli, which is outside the stretch of this page.

Closer to the city, the layouts are older and the plots are mostly 30x40 and 40x60. Further out, you will see 30x50, 40x60 and larger sites, as well as plotted layouts and gated communities. The land cost generally goes down as you move away from the city, but travel time goes up. Before buying, drive the route at peak hours. The road is busy, and the metro and the Ring Road junction can change your daily time a lot.

The Green Line of Namma Metro serves this corridor, with stations such as Konanakunte Cross, Doddakallasandra, Vajarahalli, Talaghattapura and Silk Institute at the end. Having a metro station nearby is useful for both family and tenant. Still, not every layout is walking distance from a station, so check the actual distance and the approach road.

Most owners here choose G+1 for self use or G+2 with rental. Some prefer a villa on a 40x60 or larger plot. Because the area has many working families in IT and other offices, rental demand can be good, but please check real rents in your layout before deciding the number of units. We do not promise any rent.

On soil and water, the corridor has a mix of terrain. Rocky ground is commonly seen in some stretches, especially towards Talaghattapura and Anjanapura, and softer soil near lakes and low areas. This is general only. A soil test is needed for every plot. Borewell depth and yield differ, and BWSSB Cauvery supply is not reached in every layout, so budget for a sump and a borewell. Confirm the supply for your own street.

What we build on Kanakapura Road

The method is the same on every site. You get an itemised BOQ with brands named, a written agreement and approved drawings. Payments are stage-wise. A site engineer does the quality checks at each stage, and you get weekly photo and video updates, material test reports and a full handover file.

Cost of building a 30x40 G+1 on Kanakapura Road

For estimates, a 30x40 plot of 1,200 sq ft gives about 950 to 1,050 sq ft per floor after setbacks, so G+1 is about 2,000 sq ft. These totals are approximate and exclude the items listed below. Verify current rates before you decide.

PackageRate per sq ftApprox. cost, 2,000 sq ft
Basic₹1,900about ₹38 lakh
Premium₹2,300about ₹46 lakh
Royale₹2,700about ₹54 lakh

Not included in the rate: plan approval fees and statutory charges; compound wall, gate, sump and borewell; BESCOM and BWSSB connection charges; interiors such as modular kitchen, wardrobes and false ceiling. GST is shown separately in the BOQ. On sites farther from the city, add a margin for the sump, borewell and compound wall, which can be a bigger share than in older areas. For a 40x60 plot, see 40x60 house construction cost.

Approvals along the Kanakapura Road stretch

Here the jurisdiction needs a careful check. Parts of the stretch are inside the Bengaluru city limits, under the local planning body (BBMP). Some places beyond may fall under other local authorities, and the plan sanction office is then different. Share your property papers and we will confirm the correct office before you proceed.

The usual documents are the sale deed, khata certificate and extract, latest tax receipt, encumbrance certificate and a site sketch. In layouts developed by private builders, also keep the layout approval and the conversion order. Plots without a clear khata or approved layout cause trouble in sanction, home loans and resale. Fees depend on built-up area and rules in force, so verify them. Read our BBMP plan approval guide for the steps. We handle the drawings and submission as part of the turnkey service.

If you are buying land here, a short check by an engineer and a lawyer before you pay is a small cost and can save a lot of trouble. We are happy to look at the site and the plan side of this.

Practical points before you build on Kanakapura Road

First, understand the daily travel. If you will live in the house, test the drive to your workplace and to your children's school at peak hours. Many families choose the metro for the main trip, and then the distance from the house to the station becomes more important than the distance on the map.

Second, plan the building for the heat and the rain. Open plots on the outer parts of the corridor get strong sun and wind. A good terrace waterproofing, shaded west-side windows and proper rain water drainage make the house comfortable. Rain water harvesting is also required under local norms, and we provide for it in the plan.

Third, think about the delivery of materials. The road is busy, and heavy vehicles can be delayed. We fix the dates of concrete pours and steel delivery well in advance so that the casting of a slab is not interrupted. A slab pour is a day's work that cannot be stopped midway, so planning it well is a matter of quality.

Fourth, look at the neighbourhood. Check if the surrounding plots are built, vacant or being developed. A vacant plot next door may become a large building later, and that can affect your light and view. Orient the house and the windows with this in mind.

Distance from our Nagarabhavi office

The Kanakapura Road stretch is roughly 14 to 20 km from our office on 80 Feet Road, NGEF Layout, depending on whether you go to Konanakunte or Talaghattapura. The drive usually takes about 40 to 70 minutes, since the road is busy at peak hours. These are approximate. We plan site visits and stage checks in advance, and we fix delivery times for heavy materials outside the worst traffic hours. The office is open Monday to Saturday, 9 am to 6 pm.

Frequently asked questions

Which areas on Kanakapura Road do you build in?

We serve the Konanakunte, Vajarahalli, Doddakallasandra and Talaghattapura stretch and nearby layouts. Tell us your exact location so that we can check the approval office and plan the first visit.

What does a 30x40 G+1 house cost here?

For about 2,000 sq ft, the cost is roughly ₹38 lakh in Basic, ₹46 lakh in Premium and ₹54 lakh in Royale. Approvals, compound wall, sump, borewell, connections, interiors and GST are extra.

Is there a water supply problem on Kanakapura Road?

It depends on the layout. Some have BWSSB supply, while others depend on borewells and tankers. Check the supply for your street before buying, and plan a sump of the right size.

Can you build in layouts outside the city limits?

We serve Bengaluru and Mysuru. If your plot is outside the Bengaluru city limits, please send the location and we will tell you whether we can take it up.

How long does construction take?

We quote 8 to 10 months for G+1 and 10 to 14 months for G+2. Distance, access road and approvals can change this. A written milestone schedule is part of the agreement.

Do I need a soil test on Kanakapura Road?

Yes. The ground changes from rocky to soft within short distances. The soil report helps the structural engineer fix the foundation type and avoids extra cost later.
