“BBMP e-khata”, “e-khata status” and “e-khata download” are among the most searched property terms in Karnataka right now. If you plan to build, the e-Khata is not paperwork you can postpone — plan approval, loans and utility connections all depend on it.

What is an e-Khata?

A khata is the property’s record in the civic body’s books — who owns it, its size and its tax assessment. The e-Khata is the digitised version, linked to the owner’s identity and the property’s registered documents, with a unique e-Khata number. In Bengaluru it is now required for property registration and is used directly by the online plan-approval system.

Why you need it before construction

How to check your e-Khata status

  1. Go to the official e-Khata portal of the Bengaluru civic authority.
  2. Search using your ward and property details or your application number.
  3. Check that the owner name, site dimensions and address match your sale deed.
  4. Download the e-Khata and keep a printout with your construction file.
Check the dimensions. If the site size on the e-Khata doesn’t match the deed, fix it before you apply for plan approval — it is much harder afterwards.

What if my property has a B-Khata?

B-Khata properties can be converted to A-Khata subject to eligibility and a betterment charge. Interest in “B khata to A khata conversion” has more than doubled recently. Our guide explains the current rules: B-Khata to A-Khata conversion.

Sites outside Bengaluru city limits

For panchayat areas, the equivalent digital record is the e-Swathu; in some urban local bodies it is the e-Aasthi. Check which one applies to your site before you design.
