Building Plan Approval in Bengaluru (2026): How Nambike Nakshe 2.0 Works

Plan approval used to take two to three months in Bengaluru. In September 2026 the Greater Bengaluru Authority (GBA) launched Nambike Nakshe 2.0, an automated online system that can approve eligible residential plans in about 30 minutes. Here is what homeowners need to know.
What is Nambike Nakshe?
“Nambike Nakshe” (trust-based plan) is the online building-plan approval system for Bengaluru. Version 2.0, launched by the GBA in September 2026, checks a plan automatically against the building rules and issues approval if it complies. It works on a “trust, but verify” principle: the owner and architect are responsible for a compliant submission, and deliberate violations attract penalties.
Who is eligible?
- Residential sites up to 50x80 ft (4,000 sq ft).
- Proposals with up to four dwelling units.
- Submitted online by a qualified architect.
- The plan must comply with the applicable zoning and building regulations.
- Version 2.0 started as a pilot in selected areas and is being expanded across GBA limits — your architect can confirm whether your ward is covered.
Documents and the e-Khata link
With 2.0, you enter your e-Khata number and the portal fetches ownership details automatically, so you no longer upload the khata separately. Keep these ready anyway:
- e-Khata (see e-Khata guide)
- Sale deed and encumbrance certificate
- Latest property tax receipt
- Architectural drawings (site plan, floor plans, sections, elevation) prepared to the rules
- Structural stability certificate where required
Step by step
- Appoint an architect and finalise the design within setbacks and permissible floor area.
- Architect uploads the drawings and your e-Khata number.
- The system checks compliance automatically and calculates fees.
- Pay the fees online; download the sanctioned plan.
- Build exactly as per the sanctioned plan — deviations can cause trouble at occupancy-certificate stage and with bank loans.
Common mistakes that cause rejection
- Setbacks or floor area beyond what the road width allows
- Khata details not matching the sale deed
- Property tax dues pending
- Drawing the plan first and “adjusting” later instead of designing to the rules
